Mold needs moisture to grow (food & water), an infrared thermal imaging camera survey
is a vital part of any Marco Island mold inspection. Any moisture detected with infrared thermal imaging cameras
should be confirmed with a moisture meter. Moisture meters can scan about one square inch at time, a infrared camera
scans several square feet at a time. All suspected "wet spots" identified with an infrared camera must be verified
with a moisture meter.
Marco Island and Naples Mold Inspections and Mold Testing should be performed by State of Florida
Licensed Mold Assessors. Home Inspection should be done by State of Florida Licensed Home Inspector. Mold cleanup should
be done by State of Florida Licensed Mold Remediator. Licensed Mold Assessors, Mold Remediators and Home Inspectors are required
to maintain insurance by Florida law (Mold Assessors must have $1 million E&O).

meters to help find the source of your mold problem.

collect air samples only and not hired to perform a visual inspection to identify mold location, source of contamination
and extent.
Mold air samples are used to help
“clear” a mold remediation and help determine the extent of a mold problem.
Some mold spores are not airborne unless someone
disturbs them or there is a drastic humidity change.
Some mold spores become airborne when barometric pressure changes.
Mold Air sampling (mold testing) is helpful during a mold inspection but cannot replace the need for a visual
mold inspection.

During the last several
years, having a radon test and/or mold inspection have become a common and beneficial practice during the purchase of a home
or condo on Marco Island. Home inspectors can only sample (test) for mold if there is less than 10 sq ft by Florida law. They
cannot sample the whole home unless they also have a Florida mold assessor license.

Marco Island Home Inspectors are NOT
allowed to perform mold (tests) sampling for areas greater than 10 square feet (about the size of a doll house) unless they

Copper pipe plumbing on Marco Island
Marco Island homes that have "copper
pipe" plumbing are begining to fail (plumbing leaks). If you leave for an extended time, it is recommended
you turn off you water supply to home if possible. Southwest Florida homes have fewer plumbing leaks when pvc
pipe is used. Copper just does not seem to survive our water.
Anyone
checking for water leaks which can cause mold growth should use an infrared thermal imaging camera and moisture meters.
Marco Island Mold inspection / assessment should be performed by a third party,
independent company.
You should not have the cleanup
company find the mold, clean it up and then check their own work. (unethical) Mold Inspection and cleanup should be done
by two independent companies.
Florida Law (July 1, 2010) requires Marco Island, Naples and all Florida Mold inspectors
be licensed as State of Florida Licensed Mold Assessors. Home Inspectors have a separate license also required by law and
issued by the DBPR.
ACAC board Certified Indoor Environmentalist, licensed as Mold Assessor is
qualified to determine if your Marco Island home has a "mold problem" and can identify and document the sources
and extent and legally write the remediation recommendations. Never decide a home needs mold remediation based on just
