MARCO ISLAND Mold Inspections

Homes not monitored for moisture during the summer months often have mold contamination in the fall.

Marco Island is a popular community for seasonal residents. Unfortunately many homes and condos are vacant during the hot raining season. Many homes are not "checked"   for water intrusions such as roof / window leaks, HVAC systems off because of power surges during storms, plumbing leaks etc. Moisture inside a home for extended time will usually promote mold growth.  Your HVAC system removes moisture from the home but leaks can cause so much moisture in a home the AC cannot keep the humidity down resulting in a humidity bloom.

Marco Island homes can have humidity problems.

Homes are vacant for months at a time, allowing small water leaks and HVAC problems create mold growth..

Homeowners need to hire a professional homewatch company to check their home regularly when they are gone. Special attention to the humidity levels inside the home is a must.  HVAC (A/C) should be serviced at least once a year and checked by home watch service when occupant is gone. Clean Filters keep the HVAC coils clean which aids in removing moisture from the air preventing a "humidity bloom" inside your Marco Island condo or  home.

Mold needs moisture to grow (food & water), an infrared thermal imaging camera survey is a vital  part of any Marco Island mold inspection.  Any moisture detected with infrared thermal imaging cameras should be confirmed with a moisture meter.  Moisture meters can scan about one square inch at time, a infrared camera scans several square feet at a time. All suspected "wet spots" identified with an infrared camera must be verified with a moisture meter.

Marco Island and Naples Mold Inspections and Mold Testing should be performed by State of Florida Licensed Mold Assessors. Home Inspection should be done by State of Florida Licensed Home Inspector.  Mold cleanup should be done by State of Florida Licensed Mold Remediator. Licensed Mold Assessors, Mold Remediators and Home Inspectors are required to maintain insurance by Florida law  (Mold Assessors must have $1 million E&O).

Radon & Mold Professionals ACAC board Certified Indoor Environmentalists were among the first to be licensed for Mold Assessment in Marco Island area.
Our experienced mold inspectors have had the training and required insurance to qualify for the mold assessor license for years now.

Inspection Companies with Florida licensed mold assessors (inspectors) that are Certified Indoor Environmentalists (www.acac.org ) should be using infrared cameras and moisture meters to help find the source of your mold problem.

Marco Island homeowners should be aware of the proper way to address a "mold problem" it can save them dollars and protect their health.

  • Independent licensed mold assessor (inspector) for preliminary inspection.
  • Independent licensed mold remediator for mold cleanup.
  • Independent licensed mold assessor for clearance/final inspection.

  • Mold Clearance requires an inspection and testing. If your inspector only does just a "mold test", you did not have a real Clearance.

Mold Air Sampling Only (Air Quality Test) for a Marco Island Real Estate Sale.

You cannot expect your Marco island mold inspector to know if a home has a mold problem when he is hired to collect air samples only and not hired to perform a visual inspection to identify mold location, source of contamination and extent.

  1. Mold air samples are used to help “clear” a mold remediation and help determine the extent of a mold problem.
  2. Some mold spores are not airborne unless someone disturbs them or there is a drastic humidity change.
  3. Some mold spores become airborne when barometric pressure changes.

Mold Air sampling (mold testing) is helpful during a mold inspection but cannot replace the need for a visual mold inspection.

Minnesota Department of Health

“Testing may be useful as part of an investigation, but it is never a substitute for a thorough visual inspection.”

Poor reason for testing #1 “To find out if there is mold”

Poor reason for testing #2 “To identify what type of mold is present”

North Dakota Department of Health

Testing is not recommended as the first step to determine if you have a mold problem.

During the last several years, having a radon test and/or mold inspection have become a common and beneficial practice during the purchase of a home or condo on Marco Island. Home inspectors can only sample (test) for mold if there is less than 10 sq ft by Florida law. They cannot sample the whole home unless they also have a Florida mold assessor license.

Marco Island Home Inspectors are NOT allowed to perform mold (tests) sampling for areas greater than 10 square feet (about the size of a doll house) unless they have a mold assessor license.  If you want the whole house (tested for mold) air sampled for mold you need a Florida licensed Mold Assessor.

ACTIVE RAIN is a Real Estate blog but it has a wealth of good information for homeowners and buyers concerning homes; mold, radon, air quality, repairs etc.

Copper pipe plumbing on Marco Island

Marco Island homes that have "copper pipe" plumbing are begining to fail (plumbing leaks).   If you leave for an extended time, it is recommended you turn off you water supply to home if possible.   Southwest Florida homes have fewer plumbing leaks when pvc pipe is used.  Copper just does not seem to survive our water.
Anyone checking for water leaks which can cause mold growth should use an infrared thermal imaging camera and moisture meters.

Marco Island Mold inspection / assessment should be performed by a third party, independent company.

You should not have the cleanup company find the mold, clean it up and then check their own work. (unethical) Mold Inspection and cleanup should be done by two independent companies.

Florida Law (July 1, 2010) requires Marco Island, Naples and all Florida Mold inspectors be licensed as State of Florida Licensed Mold Assessors. Home Inspectors have a separate license also required by law and issued by the DBPR.
ACAC board Certified Indoor Environmentalist, licensed as Mold Assessor is qualified to determine if your Marco Island home has a "mold problem" and can identify and document the sources and extent and legally write the remediation recommendations.  Never decide a home needs mold remediation based on just a home inspectors air tests.
